New Zealand rental properties must comply with Healthy Homes standards covering five areas. A sensible maintenance plan looks at the whole property and records both the assessment and any remedial work.

1. Heating

The main living room needs qualifying fixed heating capable of meeting the required heating capacity. The correct capacity and solution depend on the property, so use the official calculator or an appropriate specialist assessment.

2. Insulation

Ceiling and underfloor insulation is compulsory in rental homes, subject to the rules and available exemptions. Existing insulation must also remain in reasonable condition to perform as intended.

3. Ventilation

Habitable rooms need appropriate openable windows or doors, and qualifying extractor fans are required in kitchens and bathrooms. Fans, ducting, vents and exterior terminations also need ongoing maintenance.

4. Moisture ingress and drainage

Rental properties must have efficient drainage for stormwater, surface water and ground water. Enclosed subfloors may require a ground moisture barrier. Roofing, cladding, flashings and plumbing leaks still need prompt repair.

5. Draught stopping

Unreasonable gaps and holes that cause noticeable draughts must be blocked, and unused open fireplaces must be closed off. The repair should still preserve any ventilation the building needs.

Important: This is a general maintenance overview, not a compliance assessment. Requirements and exemptions depend on the property. Check the current guidance from Tenancy Services.
