Water damage often appears as a soft floor, swollen skirting, bubbling paint, stained plasterboard or a musty smell. What you see may be some distance from where the water entered.
If water is still flowing: protect people first, keep clear of electrical fittings and call the appropriate emergency plumber or utility provider. If it is safe and you know how, isolate the water supply.
Record what has happened
Take clear photos before moving or removing damaged material. Note when you first saw the problem, whether it is getting worse and any recent plumbing, roofing or weather event. This gives your insurer and contractor a much better starting point.
Do not repair the finish before finding the cause
Painting a stain or replacing one visibly damaged board can hide the symptom while moisture remains underneath. A proper scope checks the source, the extent of affected material and whether the structure or surrounding finishes have been compromised.
What a complete repair may include
- Locating and stopping the source with the appropriate specialist trade.
- Opening up only where required to understand the extent of damage.
- Allowing materials to dry and replacing material that cannot be retained.
- Repairing flooring, GIB, plastering, paint, shower liners, cladding or flashings as required.
- Checking the finished repair and documenting what was completed.
